What Every Florida Homeowner Should Know Before Signing the Paperwork

Back-to-school season is here, and that means new backpacks, new shoes and new things to
learn. Since August on the Suncoast still feels like the middle of summer, your AC is probably
working harder than it has all year. That makes this the perfect time to talk about something
that doesn’t get nearly enough classroom time: leasing an air conditioning system.

AC lease programs are often marketed as the easy, low-cost solution for homeowners who
need a new air conditioner without paying everything upfront. The monthly payment looks
manageable. The paperwork gets signed. Then, over time, the real cost of the agreement
starts showing up in ways the brochure never really explained.

Consider this your homework assignment before you sign anything.

Whenever I hear “it’s only $89 a month,” I start asking questions. The monthly payment gets
all the attention, but that’s usually the smallest part of the conversation. Before you sign
anything, find out how long the agreement lasts, what you’ll actually pay over time and
whether you’ll own the system when it’s all over. Those answers tell you a whole lot more
than the brochure does.

Lesson One: The Monthly Payment Isn’t the Whole Story

This is where many homeowners get tripped up. A payment of $75 a month sounds
reasonable compared to replacing an AC system outright. But many AC lease agreements
stretch ten to fifteen years and include compounding interest and fees that aren’t always
obvious at first.

Add everything together and you’ll often find you’ve paid two or three times the actual cost of
the equipment. The system that might have cost far less to purchase ends up costing
significantly more, and when the agreement ends, you still don’t own it.

Ownership matters more than most people realize when something goes wrong.

With a lease, the equipment belongs to the leasing company. That usually means you can’t
upgrade it, modify it or decide who services it. Many lease agreements require you to use the
leasing company’s technicians for maintenance and AC repair. You can’t simply call your
trusted local AC company for a second opinion or a faster appointment.

Homework Assignment: What Happens When You Sell Your Home?

This is the lesson that catches many homeowners by surprise.

Some AC lease agreements place a lien on your property. When it’s time to sell your home,
you may have to pay off the remaining balance or ask the buyer to assume the lease. Neither
option is ideal, especially in a competitive real estate market where buyers have plenty of
choices.

Local real estate professionals have seen home sales delayed and negotiations become more
complicated because of equipment leases. It’s not common knowledge, but it does happen.

Extra Credit: Check Your Insurance Coverage

Here’s a question many people don’t think to ask until it’s too late.

If the equipment isn’t yours, your homeowner’s insurance may not cover damage the same
way it would if you owned the system. Lightning, flooding or hurricane damage could leave
you responsible under the lease agreement while your insurance company points out that the
equipment belongs to someone else.

Understanding how that works before storm season puts it to the test is a much better
position to be in.

What to Look for Instead

Replacing your AC is a major investment, and it makes sense to compare every option
carefully. The important distinction is that AC financing and AC leasing are not the same
thing. With financing, your payments go toward a system you’ll eventually own. With many
lease programs, the payments continue but ownership never arrives. Ask that question
directly before you sign anything.
A good AC company will show you the total cost, walk you through available financing options
and answer every question before anything gets signed. That’s the standard worth holding
any company to.
